The view that defines a luxury Aspen estate begins with one glass wall.

For architects designing in the mountains, the largest opening decides how much of the landscape the house actually gets. At this Starwood estate above Aspen, KA DesignWorks gave the primary living space an 11-foot-tall, 27-foot-wide cero by minimal sliding glass wall, with aluminum profiles as slim as 1 5/16 inches.

Open, the living level runs out to the terrace. Closed, low-E glazing and a thermally broken Higher Weather Performance Sill hold the room through Aspen winters, year after year, with the Elk Mountains still in full view.

"We wanted the view to take precedence, with the framing becoming as unobtrusive as possible," says Kenneth Adler, Principal at KA DesignWorks.

What does it take for a folding glass wall to seal against wind 21 floors up?

For architects designing rooftop dining, the wall that opens to the skyline takes weather the street never sees. At Fahrenheit Lounge atop the Hyatt in Charlotte, designed by INTEC Group Inc., SL70 thermally broken folding glass doors open the entire exterior envelope across the rooftop façade.

Every system is independently tested at accredited labs for air infiltration, water and structural load, so the wall that folds open at sunset seals like a solid wall when the wind comes up, service after service, year after year.

"People come here just anticipating the doors opening," says Daniel Lydia, General Manager.

You opened the wall. Did you remember to open the counter?

A folding glass wall can connect the kitchen to the outdoors, but the counter can still separate the people on either side.

Systems' Window Door Combination brings both openings together in one wall: a pass-through window that folds open above the counter and a full-height folding glass door beside it. Food, conversation, and entertaining can flow between the kitchen and outdoor living space.

Developed in response to how people wanted to use their homes, this configuration, which NanaWall was first to engineer systems capable of, is one example of 40 years of NanaWall innovation shaped by real-world design challenges.

How do you design for openness and privacy on a dense coastal lot?

For architects working in La Jolla Village, a block from the ocean, the lots are tight and the neighbors are close. At SIX, Sebastian Mariscal Studio solved privacy in the plan first, so the ground floor could open without a second thought.

Six townhomes step down the sloped street. Front patios planted with greenery filter the street from the living level, and the ipe clad bedroom boxes above screen the private decks.

In this home, the kitchen opens its full width through opening glass doors to the back patio. With the doors folded back, the island, the dining table and the deck become one room. Each of the six homes has its own NanaWall systems opening the main level the same way. Closed, the doors seal the kitchen and keep the patio in full view.

When temperatures drop, performance matters most.

For architects designing in cold climates, the largest glass opening is where the envelope gets tested first, and it gets tested every year. opening glass walls are built with thermally broken frames, independently tested at accredited labs for air, water and structural performance, and cycle tested for decades of operation.

The wall that disappears on a nice day performs like a solid wall every winter, for the life of the building.

What if privacy were a design setting, not a permanent condition?

For architects designing workplaces, the wall between an open floor and a private room usually has to be chosen once, at the drawing stage, and it stays that way.

For homeowners in Arizona, most houses are sealed to keep the heat out, and the view ends up behind fixed glass. This Clarkdale home, in Arizona's Verde Valley, was designed to open instead.

folding glass doors open the kitchen straight to the landscape, with no step between the kitchen and the patio. Dinner goes from the kitchen counter straight outside, with a seamless transition between spaces. When the doors are closed, interiors stay comfortable and maintain a year-round connection to nature.
