Recent numbers in Northbrook show that Avg lost price is up substantially, in 2022 it was around $640k..right now in March 2024 it is $839k. There were on average about 90 homes on the Market in 2022, now there are 21. I am seeing many multiple offer scenario’s, contingencies being dropped. Not easy for Buyers, great for Sellers! This is so important, what drives the value of your home? First and foremost, location. The neighborhood, schools, proximity to the town. Also the updates done to the home, are the kitchens and bathrooms newer? That is what buyers are looking at primarily, kitchen and baths. Easy update? Paint the cabinets in your kitchen or bath if they are dated, throw on some new hardware. Comparable properties play a huge part in your home value, similar properties in the neighborhood that relate to size & condition of home. The current Market also drive the price, it doesn’t necessarily matter what you purchased it for 6 years ago, it is the current conditions based on inventory, buyer interest, time of year. It’s closing day for my clients! The great thing about today’s Market is that buyers are open to rent backs. Meaning they will close on a property and rent back to the sellers for an agreed upon price that will cover their mortgage. My clients are relocating and trying to line up a purchase in another state was seemingly difficult. They did not want to move out of their home until July, and the Market in Texas is extremely aggressive. But, we were able to negotiate an April closing with the buyers, which enabled them to move forward on a purchase in their new destination! A home can be made beautiful with decor, furniture, art and paint, but the people in the home are what makes a home a home! Congrats to the new buyers who get to live on this coveted street in . Under Contract! We knew it would be hard to find a 5 bedroom home plus office for this family of 6 kids…close to town and schools. There aren’t many left that aren’t newer builds in the $1m+ category, but we were able to find this one that just felt right! The joy seeing the kids excitement, knowing they can spread out and have additional privacy as they are growing into their tween and teenage years. Just happy they are happy and they found the right place.
