Well... This is not good! An exit and emergency lighting system should paint a picture and let occupants know how to evacuate from a building where the general lighting circuit has a break. In this building you can see that thr wiring is of a poor standard. To make things worse, the exit sign was plugged into a power point. This is a real problem, according to AS2293.1 (any edition) this is a critical defect. Our building owner has been notified and rectification works will commence in a few days. We have conducted a thorough assessment of the fire protection systems in a Class 6 building in New South Wales and discovered critical deficiencies that demand immediate attention.

In this building, which houses three tenancies, we found significant flaws in the installation of the "Automatic Fire Detection & Alarm Systems." Specifically, one tenancy lacked the required Building Occupant Warning System (BOWS), jeopardizing the safety of its occupants. It is imperative that BOWS are installed in every tenancy to ensure comprehensive fire safety.

Furthermore, the red strobe light, a vital component for Fire & Rescue NSW to identify the building's entry point and access the Fire Detection System efficiently, was regrettably installed inside a tenancy, concealed in a back room. This misplacement obstructs rapid response efforts in an emergency situation.

Additionally, the absence of a zone block plan presents a serious risk. Zone block plans are essential for clearly defining demarcation points within a building, providing crucial guidance to both fire wardens and our dedicated firefighters during emergencies.

To resolve these urgent issues and achieve compliance with the relevant installation standards outlined in AS1670.1-2004 and AS1851-2012 for maintenance, we are committed to executing necessary rectification works on behalf of our client. Ensuring the safety and well-being of all building occupants is our top priority, and swift action is required to rectify these deficiencies.
