The Federal Budget is just around the corner and Capital Gains Tax reform looks set to land. If you're building, developing, or investing in residential property in NSW, it's going to affect the numbers.
Here's what's being proposed:
✔️ CGT discount cut from 50% down to 25% — or removed entirely for multiple investment properties
✔️ Negative gearing potentially restricted to NEW builds only
✔️ Properties already held before the cut-off date expected to be grandfathered
The good news for builders? If negative gearing stays attached to new builds only, demand for house & land packages and new unit developments could actually get a boost.
The concern? Reduced investor appetite could mean fewer projects, tighter presales, and a softer residential market at the worst possible time for NSW housing supply.
