From Warehouse to Community: West Berkeley Infill Project Delivers Modern Duplex Living and Local Collaboration with Truitt & White Lumber & Hardware and Truitt & White Window and Doors and the results are Astounding.
This mixed use, urban in-fill project locates three residential duplex on the vacant portion of a West Berkeley lot that was originally a plumber’s warehouse converted to an architect’s office.
The residences gain access via a unique public alley, home to a thriving mural collection.
Each residential unit is 920 SF with two bedrooms and a bathroom on the ground floor, and living, kitchen, dinning, half bath on the second floor, leading to a spatial roof deck with bay views for outdoor living.
Early in the process the architect / developer began a conversation with Truitt & White about potentially supplying building materials for the project - T&W is located a mere 5 blocks from the project site. The arrangement made sense - why not all the large scale building materials from a local source? Supports the local economy, develops strong relationships, eases communication, speeds delivery time, even helps the supplier educate staff through site visits.
Throughout the construction process, the builder and architect worked closely with T&W staff to insure efficient purchasing and delivery. As an urban in-fill site, space for stock piling materials is very limited, so timely material ordering and delivery was key. Sometimes building material would arrive and go into place on the same day.
The project completed in December 2025. T&W supplied:
- All framing lumber and hardware
- Marvin windows
- Thermory exterior Wood Siding
- Gypsum sheetrock
- Construction miscellaneous such as saw blades, adhesives, fasteners, etc
