Hey folks, Christine Lassiter here—your Mortgage Maven—with an important PSA. The Pacific Northwest is facing a rare risk of severe weather, including possible tornadoes. As a Texas gal who’s spent plenty of time huddled in windowless rooms, I know firsthand how unpredictable these storms can be. Here’s what you need to know:

✅ Get to the lowest level of your home (basement or interior windowless room)
✅ Cover yourself with a mattress, pillows, or anything sturdy
✅ Stay away from windows—flying debris is dangerous
✅ If driving, don’t try to outrun a tornado! Seek shelter or lie in a ditch if no other option
✅ Stay informed with weather updates—sometimes the calm before the storm is just that!

Take tornado threats seriously, stay alert, and most importantly, stay safe! 💙

💰 Debt-to-Income (DTI): What It Is & Why It Matters 🏡

Before buying a home, lenders check your Debt-to-Income (DTI) ratio to see how much of your income goes toward debt payments. A lower DTI means you’re in a better position to qualify for a mortgage !✅

📊 How to Calculate DTI:
(Total Monthly Debt Payments ÷ Gross Monthly Income) x 100 = DTI %

💡 Documents You’ll Need to Calculate It:
📄 Income Docs: Pay stubs, W-2s, tax returns
💳 Liabilities/Debts: Credit cards, car loans, student loans, personal loans
🏦 Assets: Bank statements, savings, investments

When we bought our home, it felt perfect—great price, peaceful neighborhood, and an incredible view. But what we didn’t consider? How the seasons would impact daily life. ❄️🚗☀️

Winter left us stuck at the top of a steep hill, and summer turned our sun-filled home into an oven. While I don’t regret buying it, I do wish we had thought beyond just one season!

🚰 The Sinking Sink – A DIY Home Repair Adventure! 🛠️😱

One minute, I was working at my desk… the next, I heard a CRASH from the kitchen. I ran in, expecting to see something the cats knocked over—NOPE. My entire sink had fallen in! 🤯 I didn’t even know that was possible!

With no time to waste, my partner and I sprang into action—researching, running to Ace Hardware, and carefully bracing the sink back into place with the strongest sealant we could find. It was a high-stakes DIY mission, but in the end, you’d never know disaster had struck!
