“Nobody is buying right now” doesn’t quite match what I’m seeing.

Over the past 60 days, I’ve worked with clients who were making moves for very different reasons:

➔ One set of buyers held out until they found the open kitchen, living and dining space—and the indoor-outdoor connection—they really wanted.

➔ Past clients kept their first Saratoga home as a rental and purchased a larger home with sweeping Silicon Valley views.

➔ Former clients preparing to move back to Silicon Valley reached out to begin narrowing down where to look.

Buyers may be more thoughtful and selective right now, but they haven’t disappeared. When the right home aligns with the right life moment, they’re still making moves.

I had the pleasure of helping these clients buy their first home in Saratoga. Being invited back to help them purchase their next one made this closing especially meaningful.

Tucked away in the Santa Cruz Mountains with sweeping views across Silicon Valley, their new home is something truly special.

July’s Silicon Valley housing data tells two different stories.

For single-family homes, sales were mixed—declining modestly in Alameda and Santa Clara counties while rising in San Mateo. Yet median prices remained above last July in all three counties.

Inventory also remained constrained. Buyers continued to absorb the limited supply reaching the market, helping support median prices even where sales declined.

Condos told a different story: Sales rose across all three counties, while median prices and price per square foot fell. Median-price declines were most pronounced in Alameda and Santa Clara, suggesting affordability pressures may be weighing more heavily in those markets.

With more inventory and longer market times than single-family homes, condo buyers may also have more room to negotiate.

This was not a broad market reversal. Property type, price point and neighborhood matter more than the regional headline.

I'm excited to finally share this one. ✨

1485 Sierra Creek Way has been completely reimagined, and this transformation has turned out beautifully. From the custom kitchen and warm finishes to the indoor-outdoor flow and foothill views, it’s one of those homes I’ve been especially excited to see come together.
