Modular Home in Progress!

This home is taking shape in a beautiful country setting! Based on Unibilt’s Edgewood floorplan, this 1,770 sq. ft. modular home features 3 bedrooms, 2 bathrooms, and a crawlspace foundation.

We’re excited to watch this home come together and see how the finished space brings this floorplan to life. Stay tuned for more progress updates!

What happens BEFORE you sign a contract?

Building a custom home is a big decision—and the work starts long before you put pen to paper.

Here’s a look at the process that gets you from “We’re thinking about building” to “Let’s build it.”

1️⃣ Discovery Phase.
First, we get to know you, your vision, budget, timeline, property, and goals. This is where you can bring your Pinterest boards, Houzz ideas, inspiration photos, and wish lists. We’ll also talk through practical details like HOA requirements, driveway placement, utilities, and septic options.

2️⃣ Plan Development.
Once we have a preliminary concept and target budget, we’ll begin developing your custom plans. You’ll sign a Design Agreement and provide a deposit to get started. We’ll work through the design while keeping your budget in mind every step of the way.

3️⃣ Project Bid.
With the plans and details coming together, we’ll build your project bid. Your salesperson will walk through pricing, finishes, and options with you until we’ve landed on a scope and budget you feel good about. This is also when we’ll finalize financing and important property details.

4️⃣ Sign the Contract.
This is the “pencils down” stage. Your plans, selections, and pricing are finalized, and we collect your down payment. Changes can still happen later, but they’ll go through a formal change order process.

And yes… this is also when we recommend putting Pinterest on pause. No more “I just found one more idea…” rabbit holes!
