When rebuilding elevated decks against brick-veneered homes, safety and code compliance are critical.

At the Walker residence, the homeowners wanted to rebuild their second-story deck without adding visible support beams. Contractor Jeremy Aronson worked with engineer Brian Moskow, P.E., and consulted Simpson Strong-Tie for a tested solution.

Our engineers visited the jobsite and recommended the brick veneer ledger (BVLZ) connector kit — a patent-pending solution that attaches the deck’s wood ledger directly to the home’s framing through the veneer. The result was a deck built safely and to code while maintaining the clean aesthetic the homeowners wanted.

The BVLZ was also successfully used at the Flemming residence, where similar conditions necessitated a tested alternative to a freestanding deck.

Just like your home, your deck can’t be expected to last or keep you safe unless it’s correctly built and maintained. Most experts agree that the average life expectancy of a wood deck is 10 to 15 years and estimate that millions of decks in the US may be presently unsafe. The good news, however, is that attention to deck safety can prevent most deck collapses.

If you’re building a deck or already have one, you should know how to evaluate its construction to make sure it’s structurally sound and safe. Using the proper structural connectors and fasteners, as well as regular maintenance, are the keys to a safe, strong deck. It’s a good idea to inspect your deck annually to make sure all your connections are strong.

5 Warning Signs of an Unsafe Deck:
1. Missing connections
2. Loose connections
3. Corrosion of connectors and fasteners
4. Rotting wood
5. Cracked wood

If you’ve determined your deck is unsafe, you’ll need to repair, retrofit, or rebuild it. Deck safety is a priority at Simpson Strong-Tie, and we provide a number of resources for building decks.
