On the Jobsite in Washington.
This is what Joto-Vent looks like during framing.
Installed continuously along the top of the foundation, Joto-Vent becomes part of the transition between the concrete foundation and wood framing.
At this stage of construction, it may look like a small detail—but it provides a continuous ventilation path around the crawl space perimeter.
Once the home is complete, most of the system will be hidden from view.

What is Joto-Vent?
Joto-Vent is a continuous foundation ventilation system installed between the foundation and sill plate.
Unlike conventional foundation vents that rely on individual openings, Joto-Vent creates a continuous ventilation path around the perimeter of the crawl space.
This approach provides:
• Continuous perimeter ventilation • No conventional foundation vent openings • A clean, integrated foundation detail
Originally developed in Japan, Joto’s foundation ventilation technology has been used in residential construction for decades and is now available for North American homes.

What’s getting into your crawl space?
Crawl space ventilation is usually discussed in terms of airflow.

But there’s another question worth asking:
What can get in through those openings?

Traditional crawl spaces may have multiple ventilation openings around the foundation or rim joist. Those openings need to provide ventilation, but they also need to be considered as part of the home’s protection against insects and pests.

It’s one of the reasons I think crawl space ventilation should be looked at as more than just a ventilation calculation.
