Prof Weibo Huang is the world’s leading authority on Liquid Polyurea Coatings. Both Ryan and Sean completed the rigorous Spray Polyurea Application Certificate.

We have more than 25 years of experience in all types of waterproofing systems, we consult to a number of leading Architectural practices in specifying the correct waterproofing systems, and we assist in technical drawing and designs Ryan and Sean are both founding members of RAWI (Roofing and Waterproofing Institute). RAWI is an NPO for roofing and waterproofing contractors which provides training and skills upgrades for contractors. Rising damp is when moisture from the ground rises up through the walls, causing damage to the plaster, paint, and structure of the building

Rising damp and salt damage to walls. Rising damp is a common issue in buildings, particularly in regions with high humidity or heavy rainfall, and especially older buildings, in South Africa.

It refers to the upward movement of moisture through a wall structure, typically through capillary action in the pores of bricks, mortar, or other building materials. Rising damp is when moisture from the ground rises up through the walls, causing damage to the plaster, paint, and structure of the building.

This phenomenon can cause significant damage to the structure of a building, including decay of timber, salt attack, and loss of structural integrity. It can also lead to unhealthy living conditions due to increased humidity and potential mould growth. The high rainfall in certain regions, coupled with often porous building materials, makes many South African buildings susceptible to rising damp.

Causes of Rising Damp.
The main cause of rising damp is the lack of or failure of a damp-proof course (DPC), which is a layer of material that prevents moisture from rising up the walls. A DPC can be made of bituminous felt, slate, metal, or plastic, and is usually made of a water-resistant material, which is built into the wall structure at about 150mm above ground level to prevent moisture from rising up the wall, usually installed at the base of the walls during construction. However, over time, the DPC damp-proof course can deteriorate, crack, or be bridged by debris, soil, or vegetation, allowing moisture to seep through.

Some of the signs of rising damp are:

A band of dampness or staining on the lower part of the wall, usually up to one meter high.
Peeling, bubbling, or flaking of paint or wallpaper.
Crumbling or blistering of plaster due to salt crystallization,
A musty or damp smell,
Rotting of wooden floorboards or skirting boards,
Mould or fungal growth on walls or floor.

Envirolite Zero VOC Paint.
NO GLYCOL, APEO OR FORMALDEHYDE Besides having reduced or Zero VOCs, many of the Envirolite products have also been reformulated without these potentially hazardous chemical ingredients that are conventionally used as drying time retarders, preservatives and stabilisers.
NO LEAD: Lead is a thing of the past, there is no lead in any Midas Paint's products.
A ‘GREEN STAR’ PRODUCT: The Green Building Council of SA states that for internal walls to qualify for a “Green Star” rating, coatings should have 16g VOC per litre – or less. (For ceilings, it’s 14g per litre.) The EU directive for 2010 puts this figure at 30g VOC per litre. In South Africa, we’re already way ahead of international standards.
Midas ENVIROLITE PAINT has taken things a step further, achieving Zero VOC with certain water-based topcoats. (By Zero VOC, we mean less than 1 gram of VOCs per litre. In other words, virtually negligible VOCs.)
ENVIROLITE is able to maintain its low VOC content by making use of Glycol-free colourants, which helps to significantly reduce the possible health hazards of paint.

The Science Behind Saponification: Understanding Its Role in Paint Failure.
In the world of construction, painting is often viewed as the final touch, the aesthetic layer that transforms raw structures into finished spaces. But beneath that smooth, clean surface lies a complex interaction of chemistry, materials and environmental conditions. One of the most overlooked yet destructive chemical processes affecting painted surfaces is saponification. While the term may sound technical, its impact is very real and costly. From bubbling paint to complete coating failure, saponification is a silent culprit that continues to challenge contractors, property owners and maintenance professionals alike.

What Is Saponification?
Saponification is a chemical reaction between alkalis (typically from cement-based substrates), moisture and oil-based paints. When these elements combine, they produce a soap-like substance that compromises the integrity of the paint film. Yes, literally soap. This reaction breaks down the binding properties of oil-based coatings, turning what should be a durable, protective layer into a soft, unstable residue.
Over time, saponification leads to visible deterioration such as:
Peeling and flaking.
Discoloration.
Loss of adhesion.
Surface softening.
What begins as a seemingly minor issue can escalate into widespread paint failure if left unaddressed.

The Chemistry Behind the Saponification.
To fully understand saponification, it’s important to look at the materials involved. Cement-based surfaces, like concrete and plaster, naturally contain alkaline compounds, particularly calcium hydroxide. When moisture is introduced (through rain, rising damp, or poor waterproofing), these alkalis become mobile.
The fatty acids in oil-based paints react with these alkalis in the presence of water. This chemical reaction forms metallic soaps, which weaken the paint’s structure and adhesion. The result? A coating that can no longer perform its intended function.

Why Moisture Is the Trigger for Saponification?
Moisture is the catalyst that brings this entire reaction to life. Without water, the alkalis in cement remain relatively stable. But once moisture enters the system, whether from internal dampness or external exposure, it activates the chemical process. This is why saponification is most commonly found in areas such as:
Bathrooms and kitchens.
Exterior walls exposed to rain.
Poorly waterproofed basements.
Newly constructed surfaces that haven’t fully cured.
It’s also worth noting that trapped moisture is particularly dangerous. When water cannot escape, it intensifies the reaction and accelerates paint degradation.
