WHAT ARE VOCs — AND WHY SHOULD BUILDERS AND HOMEOWNERS CARE?

When people choose building materials, they often focus on price, appearance and installation.

But there is another question that should be asked:

What is this material releasing into the air inside the building?

VOCs (Volatile Organic Compounds) are chemicals that can be released from certain paints, adhesives, sealants, finishes and manufactured building products. In enclosed spaces, these emissions can affect indoor air quality and become part of the environment people live, work and breathe in every day.

That matters — because buildings should not only look good.

They should also support healthier internal spaces, better comfort and better long-term living outcomes.

WHY ARE SO MANY AUSTRALIAN HOMES COLDER INSIDE THAN OUTSIDE?

Australia is known for sunshine and relatively mild winters.

So why do so many homes feel like refrigerators?

You step outside into the morning sun and it feels warmer than the living room you just left.

That isn’t how a comfortable home should perform.

Many Australian houses lose heat quickly because of combinations such as:

insufficient or poorly installed insulation
air leakage around doors, windows and building junctions
cold internal wall and floor surfaces
lightweight construction with limited thermal stability
poor orientation and limited access to winter sunlight
large areas of inefficient glazing
wall and ceiling systems that do little to slow temperature changes

The result can be a home that becomes cold overnight and struggles to warm up again—even when the temperature outside has already improved.

A better-performing home needs more than an air conditioner or heater.

It needs a building envelope designed to help control heat movement in the first place.

H**p-block wall systems combine:

🌿 Humidity regulation

These characteristics can help slow the movement of heat through the walls and reduce rapid indoor temperature swings.

KOSP is asking builders, architects, designers, developers and homeowners to support a new generation of Australian-grown and Australian-made building products.

Naichr products are not designed to make construction harder or force the industry to relearn how to build.

They are practical replacements for conventional products, using familiar installation methods while offering healthier and more sustainable choices.

So why are families still not being told they have a choice?

Why are so many Australian homes cold in winter, hot in summer, or vulnerable to condensation, dampness and black mould?

Why are homeowners rarely asked:

Would you prefer materials designed to support a healthier indoor environment for your children?

Would you choose Australian-grown and Australian-made products if they used familiar construction methods?

Most people building their first home are focused on kitchens, bathrooms, colours and finishes.

They are not building scientists.

They rely on architects, designers, builders and developers to explain what is behind the walls and ceilings—and how those materials may affect comfort, moisture, humidity and long-term performance.

Homeowners should not need specialist knowledge to make a healthier choice.

A SUSTAINABLE HOME SHOULD DO MORE THAN SAVE CARBON

Reducing carbon is important.

But what about the environment created inside the home?

A truly sustainable home should also help provide:

Healthier indoor spaces
Better moisture management
More stable humidity
Greater thermal comfort
Lower-emission materials

Conventional wall systems can sometimes trap moisture when materials, vapour barriers, ventilation and construction detailing do not work properly together.

A breathable building system takes a different approach.

Using materials such as:

🌿 IsoH**p h**p blocks
🌿 Natural lime render
🌿 Gramitherm grass-fibre insulation
🌿 Naichr h**p-based ceiling panels

the building envelope can be designed to allow water vapour to move through suitable materials rather than becoming unnecessarily trapped.

A breathable wall does not mean air blows through the house.

It means the wall system is designed to manage water vapour while still keeping rain and outside weather where they belong.

Gramitherm’s technical data describes the insulation as open to vapour diffusion and reports resistance to fungal contamination under its stated testing conditions.

Its Environmental Product Declaration also records an A+ VOC-emission classification, while its technical properties report appropriate mildew resistance under the relevant test method.

No material can compensate for poor construction, leaking plumbing or inadequate ventilation.

But when the right materials and detailing work together, a home can be designed to manage heat and moisture more naturally.

A low-carbon home should also be a healthier and more comfortable home.

WHAT HAPPENS WHEN WE TAKE A SUSTAINABLE HOME EVEN FURTHER

In our last comparison, we looked at two identical 300m2 homes in Perth, occupied by the same family of four for 50 years.
By changing the building materials and improving the building envelope, our preliminary high-performance scenario identified approximately:
51.5 Tonnes less CO2e

But we wanted to know

How much further could we go?
So we took the same h**p-based home and added:

🌿 360 mm IsoH**p external walls
🌿 150 mm IsoH**p internal partition walls
🌿 Natural lime finishes
🌿 Gramitherm grass-fibre ceiling insulation
🌿 Naichr h**p-based ceiling panels

The result become much more interesting

Building Fabric

H**p blocks, natural finishes, Gramitherm insulation and Naichr h**p-based ceiling or wall panels reduce the impact of the building itself.

HEAT-PUMP HOT WATER

A heat-pump can use around 30% of the electricity of a convention electric hot-water system.

SOLAR + BATTERY

The home produces much of its own electricity during the day and stores energy for later use

And we have allowed for a lifecycle carbon involved in manufacturing the solar panels and battery rather than pretending those products have zero environmental impact

THE PRELIMINARY 50-YEAR RESULT

≈106,500 kWh less grid electricity required

≈108 tonnes less operational CO₂e

plus approximately:

≈14.8 tonnes of building-material advantage identified so far

Giving a combined preliminary difference of approximately:

123 TONNES LESS CO2e OVER 50 YEARS

Same 300m2 home

Same family

Same Perth climate

The difference is how we build it and power it

Just imagine if Australia built 25% of New Homes as per this scenario

This is where sustainable construction becomes much more than choosing one environmentally friendly product and thinking you have gone green.

Same Home. Different Materials. A Very Different 50-Year Story.
What difference can the materials used to build a home really make?
At KOSP, we compared two 300 m² homes in Perth, each occupied by the same family of four for 50 years.
Same size.
Same family.
Same location.
Same windows and doors.
The major difference is the building system.
Conventional Home
Clay brick construction, conventional insulation, framed internal walls, plasterboard wall linings and plasterboard ceilings.
Sustainable H**p-Based Home
🌿 360 mm IsoH**p external walls
🌿 150 mm IsoH**p internal partition walls
🌿 Natural lime finishes
🌿 Gramitherm grass-fibre ceiling insulation
🌿 Naichr h**p-based ceiling panels
Our preliminary 50-year comparison has identified:
Building Materials
Approximately 14.8 tonnes less CO₂e from the building products quantified so far.
Heating & Cooling
Under the high-performance scenario based on up to 70% lower heating and cooling demand:
Approximately 65,500 kWh less heating and cooling energy over 50 years.
Combined Carbon Difference
Approximately 51.5 tonnes less CO₂e over 50 years
And we have deliberately not yet credited the Naichr ceiling panels with a carbon benefit, despite their approximately 90% h**p shiv fibre content, because we want the figures we publish to be supportable.
This is a preliminary comparison, not a certified whole-building life-cycle assessment.
But it raises an important question:
Should we only be asking how much energy a home uses — or should we also ask how much carbon and energy went into making the materials it was built from?
Because the environmental impact of a home begins long before anyone turns on the lights.
